Located in beautiful Westminster, Hyland Greens East is a higher-end golf community located just south of 104th Ave. and west of Lowell Blvd. Originally established in the early 1980's, construction continued through the 90's and up until 2004 providing a nice variety of home designs and home features. On average, the lots in Hyland
Greens East are larger than most similar neighborhoods, averaging more than .25 of an acre with some lots over .5 of an acre. This provides a very pleasant feel between homes.

A contemporary/traditional style neighborhood, homes generally have grand entrances, 3 car garages, vaulted and 9' ceilings and large master bedrooms with generous 5 pc. master bathrooms. One of the trademarks of the neighborhood, most homes have graceful bridal staircases and lots of large windows to enjoy the spectacular views many homes offer. The guest rooms of most homes also have their own private bathrooms. The average size of homes in Hyland Greens East is just over 3100 sq. ft. on the main above ground levels plus a generous basement, many of which are walkouts. Prices range from the mid $300's up to a high of $1.4 million with the average for homes near the $500,000 mark. The average price per sq. foot is about $165.

Hyland Greens East Homeowner Association is one of the most active in the Denver Metro area offering many events and activities each year. Perhaps the highlight of the year is the annual neighborhood BBQ and Picnic at the large community pool. Here residents enjoy tasty BBQ'd food and participate in the activities such as a desert contest and bingo while the kids enjoy themselves with blow up bouncing games, snow cones, face painting and other poolside games.


Other activities in the neighborhood include the annual Easter Egg Hunt, hay rides and caroling at Christmas time, a Christmas decorating contest as well as a great Bunko League, wine tasting parties and book clubs. All of these activities make Hyland Greens East a unique and enjoyable place to live. Often we will hear of residents who had moved away and chose to come back to Hyland Greens East because the missed the wonderful living experience that makes this neighborhood so special.

Amenities in the neighborhood include a large pool and Cabana that is staffed with lifeguards and is open from Memorial Day weekend through Labor Day weekend. Other features include the two tennis courts with its practice backboard, the horseshoe pits, boci ball court all of which is surrounded by a large greenbelt that is open to residents.

Hyland Greens East surrounds several of the holes at the Hyland Hills Golf Course and with approximately 25% of the homes backing to the golf course and another 30% or more having good views of the mountains and/or golf course - some of which are simply breath taking. Hyland Hills offers a full length 18-hole golf course (voted one of the best public courses in Colorado), a 9-hole golf course as well as a 9-hole Par 3 course and a 7-hole par 3 Junior's course. It also has three great miniature golf courses and a go-kart track.

The neighborhood is just six blocks away from the modern Westminster Recreation Center which offers a beautiful pool area with waterslides and a rope swing as well as basketball courts, racquetball courts, a modern fitness center, softball fields and much more. Just west of the rec. center is the Westminster Promenade shopping area with the AMC 24 movie theater, restaurants, glow-in-the-dark miniture golf and the three ice skating rinks at the Ice Center at The Promenade. To say there is plenty of amenities and fun nearby this wonderful neighborhood would be an understatement!
